Sunbury, City of Hume
A new community taking shape in Sunbury East.
Or that is the story you will hear. The honest version: no precinct has been declared east of Sunbury, and that is exactly why buyers watch it. This is a research page on Sunbury’s eastern side, the approved precincts nearby, and what would have to happen first.

Status
There is no Sunbury East precinct.
Potential future direction only. Sunbury East appears in no official planning document: it is not on the VPA work program and is not named in any Horizon of the 10-year greenfields plan (which lists only Sunbury North and Sunbury West). Any future precinct here is speculative.
What does exist is real growth nearby. Sunbury South and Lancefield Road are approved precinct structure plans covering other parts of Sunbury, and they are already delivering land, homes and infrastructure. Land east of Sunbury toward Bulla sits outside both.
We publish this site so buyers can see the difference between an approved precinct and a speculative one, and can research the eastern side of Sunbury without being sold a timeline that does not exist.
